Six bedrooms across two buildings mean everyone gets the space they want. The main house is an uplifting, light-filled family home with an emperor four-poster master (ensuite and walk-in dressing room), two super-king zip-and-link rooms that split into twins if you prefer, a king, and a cabin bunk for the children. Upstairs in Codswallop — a self-contained coach-house annexe with its own private entrance — two more beautiful bedrooms welcome grandparents, teenagers, or a second family.
Downstairs in the main house sprawls: a sunlit conservatory, a sitting room with wood-burning stove, a dining room, a generous kitchen with French doors onto the garden, an entrance hall, a snug, and a separate games room (a proper hall-sized one, with pool, ping pong and table football). The multi-level landscaped garden has an outdoor dining table for fourteen, a swinging egg chair, a charcoal BBQ, an outdoor shower and wetsuit hooks for sandy returns from the beach.
Two fully-equipped kitchens, not one. The property is fitted and inventoried to luxury-agency standards — current Gas Safe and EICR certifications, full PAT testing, professional fire risk assessment, and the kind of glassware and china inventory you'd expect at this price point. Both kitchens have full ovens, hobs, dishwashers, washing machines and fridge-freezers. That means a multi-generational group can genuinely cook and eat independently if they want — grandparents in the annexe, the rest of the family in the main house, on completely separate timetables.
The main house kitchen is equipped to entertain at scale: Dualit kettle and toaster, Nespresso coffee machine, warming drawer, milk frother, full dinner china and glassware for the whole party, dedicated champagne flutes and cocktail glassware, decanter and ice bucket. As a tall family ourselves — with three sons all over six feet — we've chosen footboard-free bed frames throughout, fitted with Hypnos mattresses (the British heritage maker used by Claridge's, the Dorchester and the Savoy) and dressed in Egyptian cotton sheets. If a guest can't sleep, they can't enjoy their holiday.
For families with young children: travel cot, stair gates, high chair, and child-friendly tableware. Please ask if you need anything else — we can usually arrange it locally.

On your doorstep: the tall ships at Charlestown's UNESCO World Heritage harbour (the Poldark filming location, 5 minutes' walk), fresh seafood at Spring Tide, tapas at The Cellar, steaks at The Longstore, the South West Coast Path, and Charlestown Beach for rock-pooling, kayaking and swimming (6 minutes' walk).

Sleeps up to 14, most comfortably configured as 10–12 adults with children, or a multi-generational family group. Infants under two stay free.

Bedroom 1 — Emperor four-poster master, with ensuite bathroom and walk-in dressing room. The emperor is a full 7ft × 7ft, larger than super-king. Footboard-free with a hotel-grade mattress.
Bedroom 2 — Cabin bunk room (double base with single above), best suited to children due to upper bunk dimensions.
Bedroom 3 — Super-king zip-and-link, configurable as a super-king or two singles depending on your preference. Footboard-free.

The main house is an uplifting space with light filled interiors and comfort, impeccably and thoughtfully designed. There are four beautiful bedrooms, each one with a unique style and colour palette. The master bedroom boasts an emperor-size four poster bed, an ensuite bathroom, and a walk-in wardrobe, offering the utmost in relaxation and privacy. Another bedroom features a luxurious super king-size zip and link bed with an option for an additional full sized single. There is a king-size bed in the third bedroom, while a fourth bedroom offers a cabin bed with a double base, accommodating two adults and a child comfortably.
In the living spaces you will find a cosy snug and spacious drawing room, complete with oversized seating, wood burning stove and doors leading to a sunlit conservatory at the front, as well as doors opening onto the stunning garden at the rear.
A cosy dining room and a generously equipped kitchen, again with French doors leading into the garden, are perfect for socialising and savouring culinary delights, prepared with local ingredients. A sprawling games room completes the ground floor. Why not challenge your skills in a game of, ping pong, pool, or table football? Or simply engage in a friendly board game competition in the snug.

The annexe (fondly known as 'Codswallop') is a first-floor coach house accessed by a private entrance and stairs, no less luxurious than the main house, this self-contained retreat is ideal for multiple generation families or friends seeking a flexible and relaxing getaway.
There are two beautifully appointed bedrooms; the first featuring a super king-size zip and link bed, providing the versatility to customise your sleeping arrangements, and the second a luxurious king-size bed, ensuring a restful night’s sleep after your coastal adventures. A well-appointed shower room guarantees you start your day refreshed and invigorated. At the heart of this chic bolt hole is an open plan living, kitchen and dining area.
The Setting
One of Wobbly Cod’s most attractive features is however the expansive gardens in which to dine alfresco. At the rear is a stunning landscaped multi-level oasis, complete with huge dining table, swinging egg chair and outdoor BBQ. There is even an outdoor shower and hooks to dry wetsuits. At the front are large, landscaped lawns, the perfect spot for unwinding with a glass of wine and appreciating the serenity of your surroundings.
Local Area
Wobbly Cod is a short stroll away from Charlestown harbour and its tall ships, a UNSECO world heritage site, and the last working 18th Century Georgian harbour in the UK. The harbour, which has been used as the backdrop for BBC's Poldark and The Eagle Has Landed, offers an array of tempting cafes and restaurants. From fresh seafood at Spring Tide, to tapas in The Cellar or quayside pop up delights at HarbourQ. Rise at dawn to see the tiny fishing fleet landing the day’s catch, spot buzzards and basking sharks, then while away the afternoon on Charlestown beach; perfect for an afternoon swim, kayaking, rock-pooling or a picnic with family and friends.
The South West Costal Path, just along from the harbour, and is set in rolling countryside with breathtaking seascapes and a myriad of scenic coves. Or, for those eager to explore further afield, Wobbly Cod is close to many of Cornwall’s most renowned attractions, including the Eden Project and the Lost Gardens of Heligan and all the Roseland Peninsula has to offer.
